A Notice of Default is serious, but selling is not automatically your only option. My role is to help you understand the real-estate side of your situation. If you decide to sell, I can represent you in an open-market sale.
Call JulioText JulioI am not contacting you to buy your NOD property.
I work as a licensed real estate salesperson. If selling becomes your choice, my role is to represent you as the seller.
Julio Juarez · DRE #01210061Depending on your circumstances, options may include a loan modification, forbearance, repayment plan or another foreclosure-prevention alternative.
A HUD-approved housing counselor or qualified attorney may be able to help you evaluate foreclosure-prevention options and legal rights.
If you decide selling is the right path, we can review value, estimated selling costs, timing and a practical marketing strategy.
California Courts explains that recording a Notice of Default starts the formal public foreclosure process. In the general sequence, a borrower has 90 days after the NOD is recorded to cure the default; after that period a Notice of Sale may be recorded, and the stated auction date can be at least 21 days later. Verify your specific dates and rights with your servicer and appropriate legal or housing-counseling professionals.
I will not tell you that you must sell. If you want to explore an open-market sale, I can prepare a property-value and estimated-net review so you can evaluate that option with better information.
We look at the property, condition, occupancy and current market.
We review an estimated sale price and ordinary selling costs. Escrow/title can help verify recorded liens and payoff information.
If you choose to list, we create an open-market strategy designed around the available timeline.
